Reservations
To validate a reservation, our customers must send proof of payment and the following information:
Full name
Identity number or passport number
CPF
Telephone
Email
Arrival time
Departure time from the property
Names and documents of all guests (if any);
Payment methods, reservations, rent and deposit
To reserve one of our properties, we require a booking confirmation deposit of 50% of the total rental amount. The remainder of the rent will be charged before entering the property, up to 1 business day before arrival.
If, for any reason beyond the control of our management, the rental property ceases to be available, we offer our customers the choice of a similar property or a full refund of all amounts paid.
Check-in time: from 3pm.
Checkout time: until 10am.
Cancellation and changes to the reservation
The period for canceling the reservation is up to 14 days before check-in. In case of cancellation after this period or no-show, the amount will not be refunded. There will be no refund of rent or deposit if the guest decides to leave the apartment early. Changes to booking dates will only be permitted upon written confirmation from ESCALA.
ESCALA has the right to immediately terminate the rental contract, without any refund of amounts paid by the client, if one of the following cases occurs: the total number of occupants exceeds the maximum defined on our website, disturbance of the peace of the neighborhood and/ or violation of condominium rules, organization of parties, consumption of illicit drugs, pets without our permission, failure to pay rent in full.
If the reserved property has an internet connection or cable TV, ESCALA assumes no responsibility for any connectivity problems or inconveniences resulting therefrom. These services are provided by telecommunications companies and are beyond our control. In case of problems and disturbances with Internet connectivity or TV signal, there will be no refund or discount on rental payments. The same applies to any interruption in the supply of water, electricity, gas that is the responsibility of the supply companies.
Responsibilities and obligations of our guests
The guest assumes full responsibility for the property they rent as well as any item belonging to the condominium. The same applies to other residents and visitors. The client and all occupants of the apartment and visitors must comply with the condominium regulations and rules. Fines imposed by the condominium administration for non-compliance with the rules will be immediately paid by the client. Additionally, they may also lead to premature termination of the rental contract without any refund.
Visitors
There are condominiums that do not allow visitors to enter. Please contact us before making any reservation where visitors are expected, so that we can provide a more suitable property.
Registration of visitors and guests only takes place during business hours, from 8am to 5pm. The data must be sent within this period. Registrations will not be accepted after this time.
Comments
Some reservations do not include electricity/water/gas consumption, it is necessary to check your rental contract. In case of energy charges, the customer must pay the bills equivalent to the period of their stay at the time of Checkout or, if the rental is longer than 30 days, after each month.
Items forgotten in the units will only be stored for a period of 30 days. If it is a perishable item, it will be donated immediately.
Problems identified by the LESSEE at the entrance to the property must be reported within 24 hours of arrival. Complaints should not be brought to the attention of third parties and should only be dealt with between the parties involved
ESCALA and its professionals are authorized to enter the property, in cases that put the security of the property or building at risk, at any time during the rental period, without the need for notice or authorization from the tenant.
Linen will only be changed for reservations longer than 7 days, if requested. For reservations of less than 7 days, exchanges, if requested, will be charged according to the number of guests.
